Security Deposit Returns

At the end of your lease term a Tenant Move Out Form will be sent requesting the forwarding address of the person who will be receiving the Security Deposit. Please ensure we have this form filled out and signed in order to return your security deposit to you. 


  1. Security Deposits are returned to one person only. They cannot be split up among tenants.
  2. The person whose name the Security Deposit is held in will be responsible for reimbursing any other tenants on the lease who contributed to the Security Deposit. 
  3. Your initial deposit will be held at Citizen's Bank or Leader Bank. 
  4. Your Security Deposit is only returned via check it cannot be sent electronically to you. 
  5. Security Deposits are returned within 30 days of your lease end date in accordance with Massachusetts Law. 

Common Security Deposit Deductions can be as follows:
  1. Unpaid rent or other charges owed under the lease
  2. Damages to the rental unit beyond normal wear and tear
  3. The cost of removing any garbage or other personal property left behind by the tenant
  4. The cost of repairing or replacing any fixtures or appliances that were damaged by the tenant or were not in the same condition as they were when the tenant moved in (excluding normal wear and tear)
  5. The cost of cleaning the rental unit if it was left in an unreasonably dirty condition by the tenant
